The MPHOA community in the Truckee California area includes 115 lots totaling 4,644 acres, starting at 5,865' elevation at the gate, rising to 7,648' at the top LaMirada, including the Juniper Heights, Juniper Creek Ranch, Rolling Acres, Klondike Estates and Tahoe Creek Ranch subdivisions.
94 lots are members of MPHOA, while 21 are non-members.
74 lots, 64%, are developed - 70 have permanent homes.
41% of lots are owned by locals, 40% by Bay Area residents and 19% by other California, U.S. and International residents.
55% of residents are part-time, while 45% are full-time.
The 8.89 mile MPHOA private road network is the lifeblood of our community:
4.78 miles of main artery Martis Peak and a short section of LaMirada were asphalt paved in 2004 - 24% of lots are on the paved road.
The remaining 4.11 miles of secondary HOA maintained roads are dirt and gravel (Juniper Creek, Nighthawk, Lower Valley View, Crest, Lower LaMirada, Upper Martis Peak - owner paved in 2004, asphalt not HOA maintained) - 37% of lots are on the MPHOA maintained dirt/gravel and owner paved roads.
39% of lots are on the 2.29+ miles of owner maintained roads not adopted by MPHOA (Stoney Point, Natoma, Close Call, Juniper Ridge, Juniper Creek, Arcturus, Crest, Upper Valley View, Upper LaMirada)
